WAINUIOMATA MARAE PAPAKĀINGA.
Developed through an extensive co-design process with the Marae Trust and wider community, the project places cultural values and collective aspirations at the forefront of every design decision.
Working within a constrained site, a limited budget and the challenges of a flood-prone environment, the project required a highly collaborative and integrated design approach. Close engagement between the marae, architects, engineers and specialist consultants ensured that every whare was carefully positioned in response to the site's natural constraints while maintaining strong connections to the marae, surrounding landscape and neighbouring homes. Rather than allowing these constraints to define the project, they became opportunities for innovation, resulting in a masterplan that is both practical and deeply connected to place.
The masterplan draws inspiration from the relationship between the whare and the marae itself, with the arrangement of homes subtly reflecting the embracing fan-shaped form of the marae. This geometry strengthens visual and social connections throughout the development, encouraging interaction between neighbours while reinforcing the cultural heart of the community. Shared spaces, safe pedestrian movement and carefully considered outdoor areas create opportunities for everyday encounters that strengthen whanaungatanga and support intergenerational living.
A key aspiration of the project was to demonstrate that high-quality papakāinga housing can be both attainable and enduring. Every whare has been designed to perform well beyond minimum Building Code requirements, incorporating passive design principles, high-performance insulation systems, thermally efficient construction methods and carefully selected building products that prioritise comfort, durability and long-term operational efficiency. By reducing energy demand and improving building performance, the development lowers ongoing living costs for whānau while minimising maintenance obligations for the Marae Trust.
Equally important was ensuring that exceptional performance could be achieved without compromising affordability. Efficient planning, repeatable construction systems and carefully considered detailing provide a development that is economical to build while delivering homes that are healthier, warmer and more resilient than conventional housing. The result is a sustainable model that demonstrates how thoughtful architectural design can maximise value without sacrificing quality.
The Wainuiomata Marae Papakāinga represents a contemporary expression of culturally grounded design: where architecture is guided not only by technical performance, but by the values, stories and aspirations of the people it serves. It is a project that looks beyond the individual home to strengthen the wider marae community, creating a resilient, future-focused neighbourhood that supports whānau, honours place and provides a benchmark for the future of papakāinga housing throughout Aotearoa.
The Papakāinga is currently under construction and is set to be completed early 2027.
